Property Management Package

Total Property Management strives to create a win/win relationship with our property owners and tenants. You will no longer have to worry when you have Total Property Management manage your property. We are dedicated to selecting quality tenants and keeping your investment in good condition with minimal repair cost. We want your real estate investment to be a success! We are very familiar with Kalispell, Whitefish, Columbia Falls and the surrounding areas to ensure you stay competitive and ahead of the market dynamics.

With our Premier Property Management package, the following services are included.


 

Leasing:

At Total Property Management, our business is to know what marketing tools will work best to get your home leased. This is where our many years of expertise come in. Our experience in this field, along with our knowledge of real estate in the Kalispell, Whitefish, Columbia Falls and surrounding markets we will get the job done.

Our Services Include:

  • Property marketing – Online and Local advertising
  • Tenant screening – Credit and Background Check
  • Rental verification with current and prior landlords
  • Confirm employment and income
  • Screen for eviction reports
  • Handle all tenant Applications and communication
  • Prepare lease in accordance with Montana law
  • Rent evaluation and recommendations based on market trends and local area knowledge
  • Provide tenants with thorough Move-In Information Packages
  • We handle the move-in and move-out inspections, complete with photos
  • Rent Collection and disbursements
  • Collect security deposit, pet deposit and any other fees before move-in
  • Collect rent every month. No management fee is charged to you if tenant does not pay rent
  • Maintain deposits in Trust Account as required
  • Send delinquency notices
  • 12 month inspections of property to identify maintenance issues
  • We handle maintenance and any tenant repair requests 24/7
  • Optional In-house Maintenance – add 5% management fee for any repair under $300

 


 

Lease Renewals:

Based on our experience, property owners make more money with long-term tenants, thus minimizing vacancy and make-ready costs. We work aggressively to keep tenants happy and renew their leases every year. We contact tenants 90 to 120 days before the lease is up and send a lease renewal if the tenants wish to stay.

 


 

Lease Violations:

We will address and manage lease violations, including city and HOA violations.

 


 

Accounting:

With our detailed financial reporting tools, it’s never been easier to keep tabs on your investment. Log into your portal to view statements & more:

  • Owner portal
  • Tenant portal
  • Owner direct deposit between 10th and 15th of the month
  • Owner monthly statements
  • Yearly owner statements & 1099 Reporting
  • Tenant Online payments
  • Owner online payments
  • Vendor direct deposits
  • Move-out Security Deposit Accounting
  • Utility management
  • Manage HOA violations
  • Manage city violations
  • City rental registrations
  • Eviction protection – additional 5% management fee
  • We will pay legal fees on uncontested evictions up to $750
  • Our protection program does NOT include the following:
  • The cost of a jury trial (which is incredibly rare)
  • Any lost rent
  • Any damage to the property
  • Lock re-keying
  • Attorney fees

 


 

Maintenance Services

If you are a tenant of Total Property Management, please submit all maintenance requests through your designated tenant portal.

If you are a property owner we are able to extend maintenance and remodeling services as part of our overall property management strategy and process. With extensive experience in these areas we can assist with strategies to help maximize your investment while minimizing costs. We have a network of partners in the area to assist in the small repairs or larger projects that may need management.
